Sunrise Capital Investors MHP Fund I, LLC (the “Company”, the “Fund”, or “SCIF1”) is a newly formed Real Estate Investment Company designed to acquire, improve, and operate Mobile Home Parks (“MHPs”). The Company is managed by Sunrise Capital Investors, LLC (the “Manager” or “Fund Manager”).

The objective of the Fund is to provide an investment opportunity that achieves significantly higher returns than those offered in traditional saving accounts or CDs, while operating with reduced risk compared to the stock market or other real estate investments. MHPs present such an opportunity; they provide a fundamental human need (affordable housing), offer stable cash flow, and possess the potential for capital appreciation using our proven business model.

Sunrise Capital Investors, LLC specifically targets low-risk, high cash flowing MHPs that generate capital preservation, immediate income, and equity growth through repositioning and increasing the net operating income. The Company acquires communities nationwide with particular focus on the Eastern half of the United States. Our target acquisitions consist of MHPs with a community size of 40 to 200 spaces. The acquisition sourcing and vetting process will be managed by the Fund Manager, Sunrise Capital Investors, LLC. Our mission is to provide an excellent return on investment for our equity partners, while at the same time providing affordable housing to thousands of families.

Sunrise Capital Investors MHP Fund I, LLC managed by Sunrise Capital Investors, LLC is an established Real Estate Investment Company that acquires, improves, and operates Mobile Home Parks.

The country’s affordable housing crisis is well documented. In both good and bad economic times, there is always significant demand for affordable housing. Our investment strategy is to supply this affordable housing in the form of MHPs. Our goal is to purchase and rehab small to medium-sized MHPs that are currently generating positive cash flow; additionally, these MHPs have further upside due to a combination of poor management systems, improper capitalization, and/or lack of knowledge. We seek to purchase MHPs with the aim to create both income and equity growth.

We apply proven, low-risk strategies to acquire, improve, and operate MHPs. Our business model incentivizes residents to own their home. Over time, this creates a community feel where long-term residents develop pride of ownership. Opportunities to raise revenue and cut expenses are identified prior to acquisition. Solutions are implemented immediately after takeover – ultimately increasing property value, which will be realized upon refinance or sale.

Sunrise Capital Investors, LLC acquires properties with an eye on attractive, long-term returns to the investor. Equity partners will receive 60% of all profits. In addition, investors will receive a preferred return of either 8%, 9%, or 10% (dependent upon the size of one’s capital contribution) on invested capital on a cumulative but not compounded basis. Investors will receive this preferred return prior to Sunrise Capital Investors, LLC sharing in any profits and gains. After withholding sufficient working capital and reserves as determined in the sole discretion of the Company, distributions, if any, will be made to the investors. Our goal is to consistently and predictably earn cash-on-cash returns of 12% or more per year for investors, with steady equity growth over time. Combining the high-yield income and capital appreciation, the Manager projects a blended overall annualized cash-on-cash return of 20% to investors. Kevin Bupp

Kevin Bupp is a Florida-based Real Estate Investor, host of the #1 & #3 Real Estate Investing podcasts and serial entrepreneur with over $40 million of real estate transactions under his belt. His extensive investment experience spans the gamut of apartment buildings, single-family homes, office buildings, raw land, condos, and his favorite and by far the most profitable, Mobile Home Parks.

Kevin holds the keys to successful real estate investment. With over 16 years of experience, Kevin now educates investors to locate, acquire, and create “higher than average” returns from this widely misunderstood niche of Mobile Home Park Investing. He shares his expertise through the Mobile Home Academy and also as the host of The Investing for Cashflow Podcast which has become one of the hottest podcasts on iTunes, often in the top 100!

In addition to his Real Estate endeavors, Kevin is passionate about giving back and is the founder of several charitable organizations, including founded, a social running club with more than 10,000 active members, and “72 Hours to Key West,” an annual 280 mile bike ride to benefit impoverished families during the holidays.

Charles Dehart

Charles DeHart’s role at Sunrise Capital is in acquisitions and property management.  On the acquisitions side, Charles manages an extensive database of mobile home park owners and oversees the marketing campaigns that target these owners.  On the management side, Charles oversees all bookkeeping and financial planning activities for the company.  In addition to this, Charles also has extensive experience with directing the day-to-day management of multiple communities along with planning and directing property maintenance.  Charles is also a co-host for the popular iTunes podcast, “The Mobile Home Park Investing Podcast” and the co-founder of the Mobile Home Park Academy.

Prior to Sunrise, Charles was an eight-year veteran of the United States Marine Corps and worked as a private security contractor for Triple Canopy. During his time in the Marines, he served as both a sniper and an intelligence analyst and has deployed four times in support of OIF and OEF.  As a security contractor, Charles was responsible for the safety and security of many top US diplomats who traveled to high-risk countries.

Brian Spear

Brian Spear has an extensive background in market evaluation, property analysis, acquisitions and management. To improve deal flow, Brian systematized the process to build and track relationships with MHP Brokers nationwide. He currently oversees property managers and handles investor relations.

Prior to Sunrise, Brian travelled throughout the country to perform audits for multinational telecommunications companies. Over time, Brian worked in 49 states and amassed valuable insight into different MSAs. His ability to drive growth and improve productivity helped grow his former company from inception to a valuation in excess of $50mm in less than a decade.

Brian graduated from the University of Kentucky with a Bachelor of Business Administration in Marketing. He attended UK on a baseball scholarship and was voted captain of a team that ultimately had six MLB Alums. He was also named CoSIDA ESPN the Magazine Academic All-District.

Terms of the offering


Minimum Subscription: $100,000 (100 Units)

The Company is offering a minimum of 150 and a maximum of 10,000 Class A, C, and D Membership Units at a price of $1,000 per Unit. Upon completion of the Offering between 150 and 10,000 Class A, C, and D Membership Units will be issued. Class A, C, and D Membership Units shall be issued based upon the aggregate capital contribution of each investor Member. Class A Membership Units shall be issued to investor Members investing less than $249,000.00. Class C Membership Units shall be issued to investor Members who invest between $250,000.00 and $499,000.00. Class D Membership Units shall be issued to investor Members who invest more than $500,000.00

The Sunrise Capital Investors MHP Fund I, LLC 506(c) Investor Portal provides the capability for prospective accredited investors to become approved as a “prospect", review accreditation requirements, request delivery of the Private Placement Memorandum (“PPM”) with multiple delivery options (print, electronic, flip book), access management contact information, and view the Company’s SEC Form D filing.

For the Company’s management team, this allows for controlled access to the PPM with the prospect providing contact information and, after approval, being added to the investor prospect database which provides management an effective tool for investor prospect relations and management.

Once a prospective investor has decided they are interested in investing, we can then upgrade the prospect account to “Investor” level access. This access now provides the capability for investors to download subscription documents, specific process information for investing and instructions on transfer of investment funds, investor relations contact information, and the ability to see in real time statistics on the offering.

Investor level access also includes access to an investor relations module that provides Investors the capability to access updates from management, quarterly and annual reports, operations or project updates from the Company, press releases, and Company financials. The portal’s mobile “app” type interface will allow the Company’s management team to review and approve upgrading prospects to “Investor” status from mobile devices in real time.
